AEROTERMNAT REALTERM FCHREALTERM INDUSTRIALCASE STUDIES SummaryAeroterm is Realterm Global’s airport real estate and infrastructure specialist. Aeroterm specializes in the development, acquisition, financing, construction, leasing and management of airport logistics properties. It is North America’s largest owner and manager of air cargo facilities, with over $1.13bn in assets. The current portfolio consists of over 8.5mm square feet of property at more than 35 airports in North America and Europe. Aeroterm benefits airport operators by providing optimized real estate and infrastructure solutions to both facility users and airport partners. Aeroterm’s development and acquisitions strategy pursues airport-related value creation opportunities, including RFP submissions, build-to-suits, acquisitions, expansions and demand-driven builds. Belly and Air Freighter Facilities These buildings facilitate the loading and unloading of air freight that is carried on passenger planes in the “belly” of the airplane or on dedicated cargo freighters providing transport services from one airport to another. The facilities tend to be located close to passenger terminals to address passenger airlines emphasis on on-time departures. Most of these facilities are operated by companies specializing in air cargo handling, often serving multiple airlines in the space. A significant portion of Aeroterm’s buildings are multi-tenanted facilities. Freight Integrator Facilities A significant portion of Aeroterm’s portfolio is comprised of single tenant facilities occupied by freight integrators such as FedEx and UPS who provide door-to-door delivery services. The majority of these facilities have Aircraft Parking Ramps (described further below) and enjoy direct access to taxi and runways. Integrators use these mission-critical facilities to transfer aircraft freight from plane to truck for local distribution and vice versa. Aircraft Parking Ramp A unique feature of many of Aeroterm’s facilities is their aircraft parking ramps with direct access to taxiways and runways. These massive parking lots for airplanes are used to park planes, to load and unload freight and to allow for overnight storage. This immediate, direct access to the airport infrastructure is essential to the operation of the tenants of these facilities. More information can be found at Aeroterm's website, www.aeroterm.com. |
