NorthAmerican Terminals is Realterm Global’s surface transport distribution specialist. The portfolio’s 118 truck terminals and 9 branded transportation terminals are strategically located across major markets in the U.S. and Canada. With over 4mm square feet and nearly 6,000 dock doors, the tenant relationships grant access to the heart of the trucking industry. The cross-dock assets feature a high ratio of truck docks to square footage - over one truck door for every 1,000 square feet of building space versus one per 10,000 square feet in traditional distribution buildings. Predominantly characterized by single- tenant buildings, the portfolio delivers consistently high occupancy rates.

Cross-Dock Terminals
Cross-dock truck terminals serving the domestic inter and intrastate commerce markets have been the mainstay of NorthAmerican Terminal’s portfolio. The cross-dock portfolio consists of over 2.6mm square feet of property within 118 buildings on over 1,198 acres. The properties in this business segment are located in 30 states and 58 cities across the U.S. and Canada. With terminals ranging from 12 to 189 doors each, the average cross-dock terminal in the portfolio has 55 doors and sits on 12 acres. In this segment, the focus is on a tenant base of less-than truckload (LTL) carriers and, to a lesser extent, the truckload (TL) freight markets.

Branded Transportation Terminals
NAT’s second core asset type falls under the Branded Transportation Terminals business segment. This segment focuses on acquiring or developing properties that incorporate other functions beyond cross-dock terminals that are mission-critical to a branded operator’s distribution network. An example under the Branded Transportation Terminal segment includes a pool of multi-use facilitates used exclusively by FedEx Express. These facilities, known as “city stations” are key elements in their distribution network typically involving warehouse and sort facilities, vehicle maintenance, office space, retail service, and outside parking for rolling stock. This segment of the portfolio consists of just under 1.0mm square feet of property within 9 buildings on over 107 acres in 5 states and 9 cities in the eastern U.S.
